Canary Wharf Group (CWG) continues to deliver on their commitment to become carbon net zero with the completion of their first BREEAM Outstanding office development, One & Five Bank Street.
One & Five Bank Street is the latest addition to Canary Wharf – one of the most consistently ‘certified sustainable’ urban districts in Europe. CWG has 29 buildings sustainably certified with a further 17 certifications in progress; and with 1,200,000 sq.ft floor area, One & Five Bank Street is amongst the largest of its class.
The building achieved an overall score of 87%, verified by independent assessors, Hilson Moran, in accordance with BREEAM (Building Research Establishment Environmental Assessment Methodology). BREEAM is the world’s leading design and assessment method for sustainable buildings.
Designed by world renowned architects Kohn Pedersen Fox (KPF), the striking 27-storey building will be home to new Estate tenants Societe Generale and European Bank for Reconstruction and Development (EBRD) and comprises a high-quality office space with many environmental and wellbeing enhancements, created to bring office and nature closer together, to enhance productivity and provide an enjoyable, healthy environment for office workers.
The building has three levels of state-of-the-art trading floors, a retail unit at ground level and public access to a newly created promenade along the South Dock. The project has features to attract wildlife such as a living wall, the first on the Canary Wharf estate, and an innovative underwater living wall designed to attract fish and marine wildlife.
For the delivery of this project there was zero waste to landfill during construction and this has now continued for building management.
The project has delivered the first Outstanding Rating for Canary Wharf Group and the first A Rated Energy Performance Certificate, an accomplishment made possible through close collaboration with CWG Tenants EBRD and Societe Generale, and the dedicated interdisciplinary team of Architects, Structural Engineers, Building Systems Engineers and Ecologists
To achieve this the team deployed a number of innovative measures including:
- Over 30% improvement on building regulations for energy performance and carbon emissions 40% reduction in heating and cooling demand for the tenant
- Energy strategy focused on passive design and fabric first approach saving 600 TCO2 a year
- Roof top solar panels delivering almost 20,000 kWh/year enough to power five homes a year
- 857 cycle spaces provided with over 500 lockers and 60 showers
- A 706 sq.m biodiverse roof and 245 sq.m of terrace and planters
- Efficient planting irrigation system linked to weather data and moisture sensors
- All timber permanent and temporary is 100% FSC Certified
- Almost 60% water savings achieved using low flow fittings and a grey water system

The certification awarded by the Building Research Establishment (BRE) will enable the tenants to achieve similar environmental and wellbeing ratings, which will in turn benefit everyone in the building. Key insights from One & Five Bank Street are already informing CWG’s approach to another seven BREEAM Outstanding buildings within its development pipeline to ‘build back better’ from the Covid-19 pandemic.
