7 Brannan Street

Canary Wharf is bringing forward proposals for a Purpose-Built Student Accommodation building to contribute to the diversity of the growing Wood Wharf development

The 7 Brannan Street site is located at Wood Wharf, on the southern edge of the Blackwall Basin, and was previously identified as a location for a residential building within the masterplan development that received planning permission in 2014.

We intend to bring forward a stand-alone planning application for this building to provide new student accommodation on Wood Wharf.

Proposals for 7 Brannan Street

The introduction of student accommodation will complement the mix of uses on Wood Wharf and is supported by existing infrastructure, public open spaces, retail, entertainment and all the necessary amenities required for a neighbourhood to thrive.

Canary Wharf is already a popular location for students living in the Private Rented Sector and the provision of purpose-built student accommodation will help meet the growing student need. Canary Wharf is already home to education providers including UCL School of Management and demand is growing through other education providers in the area, such as Queen Mary University.

Initial proposals include:

  • Delivery of circa 900 units in one building along with a 35% proportion of student rooms to be affordable rooms.
  • Range of student units (types and sizes) and communal amenity spaces which respond to the needs of different types of students.
  • Retail space at ground floor to contribute to an active and vibrant neighbourhood.
  • Provision of high-quality public realm that activates the Dock edge and provides attractive open space for occupiers of the building and the
    wider community.

Consultation on the proposals

It is important to us that our proposals benefit the communities around Canary Wharf. We are keen to hear the views of people who are living or working at, or near to, Canary Wharf, as well as those who frequently visit the area.

We carried out public consultation on the 7 Brannan Street project in August and September 2022. The materials were available online and at two in-person events at Harbord Square on Saturday 3 and Tuesday 6 September 2022.
