Job Summary:

Canary Wharf Group (CWG) has a development pipeline of over 7m sqft, comprising predominantly commercial, residential, and retail.

With over £1bn procured and constructed we are preparing to embark on our next stage of development and are seeking an ambitious and dynamic Development Manager to join the team.

Main Responsibilities

  • Management of projects through defined development gateways.
  • Leading teams through the feasibility, site assembly, planning, pre-letting, funding, development, delivery, marketing, sales, leasing and hand over processes.
  • Direct feasibility appraisals and financial analyses to identify viable development proposals.
  • Creation of business plans and development strategies/roadmap for investment committee approval and execution of development projects.
  • Define development objectives, product positioning and coordinate production of the development brief, roles & responsibilities, programme, and deliverables.
  • Establish the strategy and oversee the procurement of external professional services, leading on commercial negotiations and approvals.
  • Overseeing the project team in the production of all relevant documentation and development proposals, ensuring compliance with the business plan and to secure requisite approvals.
  • Lead planning applications through the planning process (submission, consultation, s106 agreement) to secure consent in line with business plan objectives.
  • Oversee/manage site assembly, third-party matters, legal due diligence, funding negotiations and the documentation of all relevant agreements.
  • Define and agree the procurement strategy for the construction and delivery of the project.
  • Work closely alongside the in-house Construction Management team responsible for the delivery of the projects / builds.
  • Manage/oversee concise, value-adding reporting throughout the project.
  • Lead risk mitigation and add-value exercises throughout the development to maximise returns.
  • Manage and control design changes using the approved change control protocol.
  • Coordinate sales, leasing and marketing strategies and ensure agreed strategy is implemented and business plan targets are achieved.
  • Regularly review financial position to ensure cashflow is aligned with development appraisal, updating as required.
  • At completion, coordinate the successful handover of the development to the leasing / sales & estate management teams (supported by external soft landings team).
  • Coordinate the production of exit / closeout report at project completion.
  • Act as an ambassador for CWG within relevant communities, forums, markets, and sectors where necessary.

What We Require of You

  • Established high calibre development professional with a proven track record of end-to-end delivery, with relevant [residential/commercial/mixed use, etc.] asset class experience.
  • Proven understanding of the property development process/cycle.
  • Strong leader, able to manage and motivate teams ensuring all members reach fullest potential.
  • Strong professional standards and work ethic.
  • Confident and effective communicator, both written and verbal.
  • A team player with a collaborative approach and ability to liaise and build positive relationships with numerous stakeholders.
  • Intellectually and commercially able with numerate and logical capacity to analyse complex issues.
  • IT literate with experience of working with Argus Developer desirable but not mandatory.
  • Flair for and appreciation of design and sustainability.
  • Relevant degree/professional qualification.
