Canary Wharf Facilities Management (CWFM) are in a unique position to provide an ‘end to end’ project service, including this:

  • Architectural & services design, landlord liaison for approvals and licence to alter
  • On tenants behalf, LBTH Building Regulations and Section 20 applications
  • Logistics and building procedures including RAMS, permit to work etc
  • Fire Alarm, sprinkler isolations, goods lift booking and contractor access

Canary Wharf Management Ltd’s main responsibility is for the 24/7 maintenance of the Estate, infrastructure car parks and the common parts of the relevant buildings. The core services provided by Canary Wharf Management Ltd are: Estate Management, Building Management, Retail Management, Car Parks Management and Facilities Management.

To manage this estate, 600 direct employees and over 250 sub-contracted staff are employed. The facilities team caters for the needs of the tenants who wish to concentrate on their core business and let Canary Wharf Management Ltd manage their premises. A comprehensive package of day to day services or any services specific to a tenant’s requirements are also available. The team are focused primarily in managing the common parts of the private estate of 97 acres. Some 44 acres consists of two levels of roads, bridges, walkways, parks, fountains and open spaces.

The major part of the open spaces is 20 acres comprising 3 major parks and 2 major plazas with water features. The remaining 53 acres encompasses 30 buildings in various ownerships. Regular tenant forums are chaired on Facilities Management, Health and Safety, Security, Transport, Business Continuity and The Environment. Similarly forums are held with the local community on subjects such as employment and business networking. Canary Wharf Management Ltd also acts as Managing Agents for owners of buildings outside the Canary Wharf Group portfolio and provides advice on the development of management structures for our partners in respect of various new schemes outside of Canary Wharf. Facility Services are provided to occupiers both on and off the Estate.

One notable example of this collaborative and cost-efficient approach is CWFM’s founder membership of the Canary Wharf energy purchasing consortium. Another illustration of our emphasis on cost reduction and reliability improvement is CWFM’s targeted use of ‘condition-based’ monitoring and maintenance regimes.

An integral element in delivering efficient Estate’s maintenance, and in maintaining the pristine condition of its buildings, is our computerised maintenance management system. Used by our Helpdesk team to schedule all planned preventative and reactive maintenance tasks, this system ensures that labour and equipment resources are deployed with maximum efficiency in meeting agreed performance levels with minimum disruption. It also provides integrated functionality for asset management and space planning, and includes modules for meeting room, catering and visitor booking. We actively promote operational innovation and the continual improvement of our service delivery.


Our team provides and manages the entire process – from design and planning, through to local authority and landlord approvals, and on to construction, commissioning and handover. In liaison with our sister company, Canary Wharf Contractors Limited, we can accommodate fit-outs of any size.

In this fashion we have completed fit-outs for major tenants including Citigroup, HSBC and Barclays. To date, we have delivered over 7 million square feet of space, including:
