Reporting to: Infrastructure Manager, Acting Head of FSE & Vertus Residential Building Manager

Graduate Role in Real Estate Management

Job Summary: You will have an opportunity to work with a number of different teams to allow you to experience different areas and functions within our business. These rotations will provide exposure to the following areas:

Infrastructure Management – working closely with the Infrastructure management team you will assist with the management of all Infrastructure at Canary Wharf ensuring that the highest standards of housekeeping are maintained within the Estate and to liaise with contractors on a regular basis.

The principle objective for the Infrastructure Department is to continually improve the overall condition of the Canary Wharf Estate whilst ensuring the safety of all interested parties who may visit the estate.

Fire, Safety, Environment, Quality and Compliance – you will be working with the team to ensure our critical infrastructure remains safe and compliant. You will work with a team of 16 individuals, to understand policy setting, procedures review, risk assessment, audit and emergency response.

Vertus (our in-house Build-to-Rent Operator) – working with the Vertus operations team; to assist with any operational functions within the Vertus assets. Gaining experience across a spectrum of operational roles including building management and facilities management tasks.

Main Responsibilities

Infrastructure

  • Civil Engineering: Effective maintenance and replacement of pathways, carriageways, street furniture as required.
  • M&E: Pre-planned and reactive maintenance of all mechanical and electrical plant and services feeding the estate.
  • General Services: Cleaning, waste and transport management across the whole estate including tenant liaison.
  • Landscaping: Tending to all flora and fauna across the estate including Christmas tree installation over the festive period.
  • Projects: Small temporary/permanent construction projects and asset replacement across the estate.

Fire, Safety and Environment

  • Fire Safety: Supporting our Fire Duty Officers with inspections, monitoring and emergency response.
  • Environmental Management: Working on sustainable and environmental initiatives to reduce carbon use, work on recycling programmes, reducing waste, and liaising with tenants to ensure our environmental campaigns are successful.
  • Quality: Providing support to our Quality Manager in procedure management and auditing through our integrated management system. You will be required to support in our contractor procurement review.
  • Safety: Monitoring accidents and incidents on the Estate, conducting investigations and inspections to ensure the safety of our staff and visitors.

Vertus

  • Supporting the building management team with periodic inspections of residential apartments, daily inspection of all communal areas in the Vertus buildings and reporting any faults or issues found to the facilities management team.
  • Assisting with scheduling and booking of PPM and any other reactive maintenance tasks for each Vertus building
  • Deal with residents’ queries or concerns in relation to their apartment or any aspect of the Vertus building which is their home.
  • Assisting the building managers and leasing team in the preparation of apartments for new tenancies and assisting with the management of end of tenancy cleans and repairs prior to re-letting.
  • Any other reasonable duties as directed by the Vertus Residential Building Manager.

Environmental Responsibilities
All Staff are required to follow the Canary Wharf Group plc (CWG) Environmental Policies for minimisation of waste and effective energy management as defined in the CWG Environmental Manual and associated documents.

Quality Management Responsibilities
All staff are required to comply with CWG Quality Management System requirements detailed within the Company Quality Manual & Policies, and to ensure that all Procedure; Plans and Forms within InfoBase are effectively implemented to meet the set ISO 9001 Quality Management Standard.

Person Specification
  1. A recent graduate (within the last two years) with an interest in developing a career in Estate Infrastructure Management. Ideally, graduated with a degree in Safety, Building Surveying, Built Environment, Environmental Management, Engineering, Fire Engineering, Real Estate, Building Services or Asset Management.
  2. Driven to develop as a graduate through continued learning and real-world exposure across Infrastructure Management, Fire, Safety & Environment and Vertus.
  3. Up-to-date knowledge of Property news and knowledge of the IWFM accreditation scheme.
  4. Advantageous to have some prior knowledge of CPC transport management.
  5. Good communication skills with a focus on delivering a strong customer service ethos and tenant liaison.
  6. Able to build strong relationships with key sub-contractors utilised across the Estate.
  7. Ability to work autonomously and manage projects/tasks through their lifecycle to completion.
  8. Good organisational skills with the ability to manage multiple tasks and working to deadlines.
  9. Logical and patient approach to problem solving and project management.
  10. Prepared to work flexibly to suit the needs of the Estate.
